There can be a lot of stress and confusion when buying your first home, but Dustin made our experience so easy and clear. Dustin is my recommendation if you are buying or selling land for building or development. I hired him to sell a parcel of land that I had developed for the construction of new townhomes. I was shocked by the amount of time and work that he put into the listing, attending to every detail with care and making sure that the listing and information packages were perfect. He combed through hundreds of comparables and developed marketing and pricing strategies that were unique to my listing and local market conditions. He also made sure that word got out to all of the local builders and investors by contacting them himself. He did so much more than simply listing the property on MLS. In the end, six offers were submitted and the property was sold over asking. The winning offer was brought forward by a buyer that Dustin had found through his own network, not someone from MLS. VERY POSITIVE EXPERIENCE!!
Dustin helped me with my first home purchase. As a result of it being my first, I was not totally sure of what to expect. Like many, I had received guidance from family members and friends across considerations and a common piece of guidance was ensuring that I pick a trust-worthy and organized real estate agent.
After a few conversations with him, it was evident that Dustin filled the role perfectly. What was a pleasant surprise was all of the positive attributes that followed:
- Extremely organized: We planned 7 showings in one evening (3h period) and it went off without a hitch!
- High Emotional Intelligence (EQ): he very quickly got a sense of who I was and my goals. He adjusted his style accordingly which led to a more seamless overall process
- Cautiously aware: Dustin thinks about all of the things that the average buyer would not think about during their buying cycle (and in my opinion, things that not even the average real-estate agent would think about). He went out of his way to research potential short and long term factors that could drive or decrease value to the property so that I felt even more secure in my investment
- Makes the buyer feel comfortable: As mentioned, we packed 7 showings into one evening and it wasn't until #6 that I found something that I liked. This is no way deterred Dustin's drive to help find me a home, nor did it deter his positivity through the entire process. Having a person alongside you for this journey that keeps you motivated and excited is a massive asset
- Moral Compass (Transparency): This is a weird attribute to comment on, but I feel compelled to call it out. It's well known that real-estate agents make a commission on what they buy and sell. The big difference with the agent is transparency. For many real estate agents, you will simply be another commission check. There was NOT A SINGLE MOMENT where I felt this with Dustin. In fact, Dustin was upfront about his goals for this partnership and commission wasn't part of that at all. Even at the outset of the journey, he told me that if at any point I did not feel that our relationship was working out that I could simply let him know and we would part ways as friends
- Humble: Dustin remained humble through the process and the level of effort that he put in (which I felt was a lot). I have worked with other Real Estate agents in past who made it feel as if they are doing some amazing service for simply putting you on a mailing list for properties - unfortunately, that takes very little effort and I would not consider that good work. Dustin went above and beyond!!
- 1:1 communication, morning noon and night: With my permission, Dustin worked with me all hours of the day and according to my schedule. And this did not just include scheduling showings when it was convenient for me. This also included sending me random listings that he found at 7am and his review on them pertaining to my goals. It included working with me into the late hours of the night to negotiate price with the seller. Availability all the time.
- Set Expectations well: Before any encounter, showing, or even in the planning stages of scheduling showings, Dustin was flexible, but set realistic expectations about valuable uses of our time. He was also upfront about his own schedule. Nothing worse than a person who makes a lot of promises and does not deliver - this was NOT the case with Dustin.
There is so much more that I could say about the great work that Dustin did, but it all comes down to this: There are likely hundreds of Real Estate agents that you could choose from in your area, but we should all want to work with someone who can delivery value based on what we consider valuable and on the schedule that is most convenient for us. This is one of the biggest purchase decisions that a person will make in their lifetime and having a trusted advisor vs. another "sales person" alongside you for that journey changes everything. Dustin is that trusted advisor. Thanks for the great work! Will use again!!
