Approximately 1.75 acres currently zoned A2 with previous rezoning application process now on pause to rezone [subject to city approval] to ""I-2"" along with four other nearby properties.  The City of Kelowna has currently designated this properly as IND - Industrial in 2040 OCP and some similar properties to the West on Appaloosa have already successfully completed a rezoning to ""I-2"". Price is based on as is condition with the buyer responsible for all future costs of rezoning including without limitation all bonding, city fees, roadworks, civil, utility connections etc.  The current single-family home is rented for $3400 per month. In 2024, the City of Kelowna drafted a Servicing Agreement [available by request] which was not signed by all parties.  The City was issued the drawings for the road works required to be completed for the rezoning. City approval for these drawing are not received at this time.  Once a Servicing Agreement is signed by the property owners and the city and the the road work drawings are returned as approved by the City then the matter will be brought to city council for their consideration.
